Conveyancing

Purchase and Sale

Our team offer comprehensive advice and help guide you throughout the buying process ensuring that your purchase completes as smoothly and quickly as possible. We are more than happy to spend time and support anxious first time buyers where the process can seem very daunting as we know that our reassurance will help to develop a lasting client relationship. We work with various independent financial advisers who can advise you on the mortgage products which are most suitable to your needs.

We will guide you throughout the selling process - from taking your instructions on any offer, concluding missives and completing all necessary conveyancing formalities, ensuring that your sale completes as smoothly as possible. All properties new to the market must have a Home Report prepared prior to marketing. We work with various surveyors and are more than happy to co-ordinate this for you. We can also put you in touch with a variety of estate agents who will be able to assist you with the marketing of your property.

Re-mortgage / Transfer of Title

We can assist in the transfer of your mortgage from your existing lender to your new lender with minimum fuss and as quickly as possible.It can be necessary to amend your title deeds to reflect a change in family circumstances, for example after a matrimonial breakdown or as part of an executry estate. We will guide you through the process of transferring the title, dealing with any consents required from mortgage lenders.

Discharge

We can assist in the legal discharge of a mortgage when it has been paid off. This involves obtaining the title deeds for the property, preparing the deed to be signed by the mortgage lender and thereafter arranging for the deed to be registered at the Land Register of Scotland. We can then safely store title deeds in our storage facility, free of charge.

Equity Release

Home owners of mature years can have a large asset invested in their homes. Some decide to down-size to a smaller home thus releasing equity for them to enjoy in their later life. For others, this may not be an option if they wish to remain in the family home. However, there is another option available to them. Some financial institutions are now offering equity release products which allow the homeowner to release some equity from their property but at the same time, remain living in their own home. Equity release has become very popular in the last few years and there are various types of products on offer. We are happy to put our clients in touch with fully qualified financial consultants who can advise on the best product to suit their needs.

Our team will then take care of the whole legal process which involves obtaining the title deeds over the property to check that everything is in order, drawing up all the necessary legal documentation which will require to be signed and ensuring that all relevant searches are obtained.
